How Often Should my Cardiff House be Rewired?

It is recommended that all houses have an electrical rewire carried out every 20-25 years.

Electrical wires begin to perish and also the load that is required of them may exceed what they were designed for at the time of installation.

If you moved recently, there should be an indication of the last time a rewire was carried out by the surveyor.

In more recent electrical inspections a sticker should be placed on the consumer unit advising of the next time an inspection is due.

If you have no record of the last time a rewire was carried out, do not panic. We can arrange to visit and give you advice on if your electrical system needs an upgrade.

What are the signs that my house may need a re-wire?

Your Cardiff property may be showing signs that it needs a rewire if you experience any of the following:

  • Old Power Switches
  • Old light switches
  • Tripping electrics
  • Flickering and dimming of lights
  • Buzzing or crackling noises
  • Burning smells
  • Sparks when plugs are plugged in.

What is involved in a House Rewire?

In a full rewire all wiring, switches and sockets are replaced with up to date versions. The consumer unit (fuse board) may also need replacing.

The amount of electrical devices plugged in has increased significantly over the last two decades and because of this, they are placing more demand on your electrical system.

It is worth thoroughly planning out and thinking ahead when it comes to rewiring. Your involvement will be needed as its your house and you know where you would like sockets and switches located. Think of all the electrical items and gadgets that you plan to use, smart devices are gaining in popularity.

Rewiring is the perfect opportunity to place light switches and sockets where they are more convenient, this is especially important in older Cardiff houses where there are too few sockets and they are placed in inconvenient positions.

Electric Showers and Kitchen refits are other areas where it is advised to plan out in detail where power should be located.

A partial rewire maybe suited if you are upgrading a single room or having a conservatory, extension or loft conversion added to your property.

How Is A Rewire carried out?

B&J Electrical have a great deal of experience when it comes to house rewiring projects. Firstly, we will provide you with a free detailed written quotation based on the property viewing, and discuss the requirements.

This will mainly be based on the size of the property, and the amount of time needed in order to complete the electrical rewiring. As well as any other items you are likely to require e.g. electric shower.

Also being discussed will be the location of sockets, additions/removals of light and any other electrical accessories.  It would also be wise to decide if you plan on having an extension over the next few years, as this rewire could last the rest of your time spent in the house.

These requests will be taken into account with the fire safety, accessibility, and energy efficiency all taken into account.

If the occupiers chose to continue to live in the property, then the main concern is that the electricity supply in the evenings and at night is still useable and fully safe.  This would mean keeping the original circuits and newly installed circuits separate until the very last minute.

This is where the additional time is added, as at the end of the day the property needs to be tidied and cleaned and the disruption levels to a minimum.   Whereas an empty property can be left without power for days and the cleaning up process can remain until the end.

There are two ways to electrically rewire a house, flush or surface installation.  Surface installation is the method where the cables are hidden within plastic casing or trunking that is fixed to the ceilings or walls.

The alternative method is flushing; this is the more permanent method.  Cables are flushed into the properties walls by removing the plaster, inserting the wiring and then re-plastering after.  It all depends on the choices of the occupiers, as it will depend on how much redecorating they will need to carry out after the rewire.

Next, it will be time to install the electrical sockets, switches and accessories and then once all the circuits have been installed it is necessary to carry out an electrical test.  This is to make sure your newly fitted circuits comply with the current regulations and safety standards.

What Is the Cost for a Cardiff House Rewire?

As much as we would like to give you a guide, each property is unique and is priced accordingly.

Typically large old Edwardian and Victorian Cardiff houses require more work compared to smaller modern homes. Also, listed buildings may require extra protection or measures.

The cost also depends on your preferences for having wiring sunk into walls or within external trunking.
